Stetson Property Management is led by Ryan Stetson, Owner and Founder, and Coco Runnels, Director of Property Management. Together, they provide direct oversight and hands-on leadership throughout the company.
Coco oversees daily property management operations with a strong focus on communication, tenant experience, and owner support. Her proactive management style and attention to detail help ensure that properties are professionally managed and owners receive responsive service.
Ryan founded Stetson Property Management with a clear vision: provide property owners with disciplined, locally focused management built around accountability and performance. As a real estate investor himself, he understands the importance of protecting cash flow, minimizing vacancy, and preserving long-term asset value. Ryan remains actively involved in guiding company strategy and strengthening operational systems.

We use AppFolio Property Manager as our primary property management platform for property accounting, lease records, rent collection, maintenance requests, financial reporting, and our online owner and resident portals.
Technology helps our team stay organized and gives owners access to important property information, but it doesn't replace personal service. Our team remains directly involved in leasing, maintenance coordination, tenant communication, inspections, and owner support.
