  • How do you screen tenants?

    Every applicant is carefully screened through credit, background, income, and rental history checks to ensure reliable, qualified tenants.

  • Can I Restrict Pets at My Rental Property?

    Yes it’s your property, and you ultimately decide whether pets are allowed. That said, pet ownership is extremely common nationwide, and in pet-friendly Central Texas, as many as 70–80% of residents have pets. Allowing pets significantly expands the pool of qualified applicants and often leads to longer resident retention, which helps reduce vacancy and turnover costs.


    If you feel strongly about not allowing pets, we will absolutely honor that decision and will not advertise or show your property to applicants with pets. Please note, however, that it is not reasonable or possible to monitor pet compliance on a daily basis.


    Additionally, under Fair Housing guidelines, pet restrictions do not apply to Emotional Support Animals (ESA) or service animals, which are not considered pets.

  • What happens if a resident breaks their lease early?

    A lease is a legally binding contract. While most residents complete their full lease term, a small percentage may break their lease due to unforeseen life events or by choosing to leave before the lease expires.


    If a resident vacates the property prior to the lease termination date, they remain financially responsible for the following, as permitted by Texas law:


    All unpaid rent, fees, and other charges accrued up to the date Stetson Property Management knew or reasonably should have known of the abandonment or surrender of the property


    Any damages beyond normal wear and tear


    An early termination fee equal to one month’s rent


    In accordance with the Texas Property Code, Stetson Property Management will promptly place the property back on the market to mitigate the resident’s financial responsibility and reduce any potential loss to the property owner.

  • Is smoking allowed inside the rental property?

    Stetson Property Management maintains a strict no-smoking policy inside all properties we manage. Smoking of any kind is not permitted indoors in order to protect the property and maintain a clean, healthy living environment for current and future residents.

  • What is my owner reserve account and how is it used?

    Your owner reserve account is a designated fund held by Stetson Property Management to cover routine maintenance repairs or utility expenses that may arise particularly during a vacancy. This allows us to address issues quickly without delays that could impact the property or incoming residents.


    The reserve account is typically maintained at a balance of $500 and is replenished from rental proceeds as needed to keep the balance whole. Any remaining reserve funds are fully returned to you at the conclusion of our management agreement.

  • What happens if a large repair requires additional owner funds?

    On occasion, a significant repair or expense may arise that requires owner funds to be received before work can begin. In these situations, Stetson Property Management will notify you in advance and coordinate the funding process with you.


    Our office offers convenient payment options, including ACH transfer or credit card, to ensure repairs can be approved and completed without unnecessary delay. Your property manager will guide you through the process and remain in close communication throughout the repair.

  • How much notice is required for lease renewals or non-renewals?

    At Stetson Property Management, we operate with a 30-day notice policy as part of our management process. While the standard lease requires 30 days’ written notice from either the resident or the landlord, our team proactively manages renewals well in advance.


    Approximately 60 days before the lease expiration, we will contact you to:


    Review current market conditions


    Provide rental rate recommendations


    Discuss renewal or non-renewal options


    Unlike many property management companies that automatically increase rent and renew leases without owner input, we believe in a true partnership. This is your property, and you are always involved in decisions regarding rental pricing and lease renewals.

  • What are your office hours and how are emergencies handled?

    Stetson Property Management’s office is open Monday through Friday, from 9:00 a.m. to 5:00 p.m. During business hours, phone calls are personally answered by our team, and voicemail is available after hours.


    For true emergencies, we provide 24/7 emergency support. A qualified maintenance vendor and a member of our staff are always on call to respond promptly when urgent situations arise.

  • Do you work with home warranty companies for repairs?

    At Stetson Property Management, our priority is timely, code-compliant maintenance that protects your property and supports resident retention. For that reason, we do not rely on third-party home warranty companies for routine maintenance and repairs.


    It’s important to remember that rental property ownership is a business. Home warranty companies are not governed by the Texas Property Code, and our experience has shown that using them often leads to significant delays. On average, resolving a single warranty-related maintenance issue can require 10–12 follow-up calls, and coverage is frequently denied or approved only with additional owner-paid charges due to “pre-existing conditions.” During these delays, the resident is left with an unresolved issue—something Texas law does not allow.


    Poor or delayed maintenance has a direct impact on performance:

    31% cite maintenance as the reason for not renewing


    Builder warranties are the exception. If your property is a new construction and covered by a builder’s warranty, we are happy to coordinate directly with the builder’s warranty department.

  • How are resident security deposits handled?

    Texas law imposes strict requirements—and significant penalties for delays in returning a resident’s security deposit. To protect our property owners and remain fully compliant, Stetson Property Management places all resident security deposits into a dedicated trust account.


    This trust account is subject to audit by the State of Texas, and our team strictly follows all trust fund handling and compliance regulations. Proper security deposit management is not only a legal requirement it is a critical best practice that safeguards both the owner and the resident.

  • How do I get started with Stetson Property Management?

    Getting started is easy. Simply contact our office and our team will guide you through the next steps.


    If your property is vacant and rent-ready, we can typically have it on the market within as little as 48 hours. If you’re still wrapping up a few items before listing, we can begin the pre-leasing process preparing all required documentation in advance—so everything is ready when the timing works best for you.

  • What are your leasing and renewal fees?

    Stetson Property Management offers a simple, transparent fee structure. Our leasing fee is a flat 70% of one month’s rent, and our renewal fee is a flat $200.

  • How often do you inspect the property and access the interior?

    To respect resident privacy and support long-term retention, Stetson Property Management limits non-essential entry into the property. We also recommend that owners avoid entering the property except in emergency situations or when repairs have been requested by the resident.


    Interior inspections are conducted by our team once or twice per year, depending on the inspection option you select. Following each inspection, you will receive a detailed report that includes multiple interior and exterior photos.


    Except in emergency situations, we provide residents with at least 24 hours’ notice prior to any property entry. Experience has shown that minimizing unnecessary disturbances helps maintain resident satisfaction and increases the likelihood of lease renewal.

  • How do you screen and select residents for my property?

    Selecting the right resident is one of the most critical components of successful property management. At Stetson Property Management, we apply consistent, objective screening standards to protect your investment and reduce risk.


    All applicants must submit valid photo identification and complete a comprehensive screening process, which includes:


    Criminal background check


    Rental history verification


    Credit review


    Income and employment verification


    Identity and security screening


    Our screening criteria are applied uniformly and in full compliance with Fair Housing laws. To maintain compliance and reduce liability exposure for our property owners, Stetson Property Management makes all resident approval decisions based strictly on established qualification standards.


    While no screening process can completely eliminate risk, improper resident placement can result in lost rent, increased management time, and property damage. Our disciplined screening process significantly reduces these risks and supports long-term resident retention.
